However, despite of the downward slope, the decline was almost negligible (at most 2% or 0.02), and the delinquency rate is still way above the national average. Also, the small number does not shave down significantly the number of mortgage holders that are more than 60 days late in their payment. Certainly, the small decrease in Georgia and metro Atlanta does not significantly affect the nationwide mortgage delinquency rate. With all the states considered, the nationwide mortgage delinquency rate was only down by 0.1% from the previous quarter, 6.77% to 6.67%.</p>
<p>According to reports, the average debt per borrower this year was less than the last quarter, but only less than 1% down. The average debt per borrower nationally is $191, 284 &#8211; a very large amount per individual, for sure!</p>
<p>Surveys show that the primary causes of mortgage delinquencies are high unemployment rate in the nation, improper lending practices of the credit bureaus and lack of government assistance for the borrowers. This year, some of these causes were resolved, fortunately. Credit bureaus such as TransUnion began to shave the mortgage delinquency off by implementing stricter lending rules. Government agencies started to protect mortgage holders by educating them through seminars held in various places. Media started to help borrowers by featuring the case of mortgage delinquencies and posting such articles in the Internet that may answer important questions about foreclosures and may inform borrowers about their rights.</p>
<p>However, as have been said earlier, the decline of mortgage delinquencies is so low that it is almost negligible. This is due to the fact that the number one cause of the said delinquency, which is the high unemployment rate, hasn’t been resolved. Also, the still shaky stock market contributes in impeding the progress.</p>
<p>Thus, contrary to what the credit bureaus believe, the decline rate does not give credence to the notion that the credit market is stabilizing once again. Many more factors are needed to be resolved, such as the high unemployment rate, for them to taste their long-lost glory.</p>
