Find Foreclosures in Georgia
Georgia is a beautiful, quintessentially Southern state. Georgia is hardly a part of the "sleepy" south, though. In fact, its vibrancy and cultural diversity is evident in the fact that, according to US Census data, over 30% of Georgia's 9.5 million people were born outside of the state. Also, the average age is the mid-30s. These reasons are a great incentive to buy Georgia foreclosures for sale, but there are more. Throughout the state, foreclosures are going at an average of 35% below retail, according to RealtyTrac data. Some of the best places to live and do business in Georgia are Atlanta, Athens and Savannah.
Atlanta, Georgia has seen a bump of 21% in the number of foreclosures for sale available. This number makes Atlanta third-ranked in the nation for the highest increase in foreclosures in 2010. Because the housing slump dropped home appreciation by approximately 11%, foreclosures are going for cheaper than ever. The cost of living is fabulous as well, at 2.1% below the national average. Some Atlanta residents are of a mind that there is plenty to do in the city and even riding the MARTA, which is their city transportation, on the weekends is a beautiful ride. Many residents also believe that if a person wants to raise a family in a place where they can find good diversity, Atlanta is it. Sexton Woods and Huntley Hills in Atlanta both seem to be rather good neighborhoods to live. Sexton Woods is a little pricier, but the schools and the area in general, is nicer.
Now Athens, Georgia has a totally different feel than Atlanta. With a population only slightly above 110,000, the area has a more Southern feel. The cost of living there is about 13.2% lower than the rest of the nation and the unemployment rate is only at 7%, a full 2% below the national average. Athens is a big college town and restaurants typically cater to them. Some of the plusses are the Georgia Performing Arts Center and the UGA's Hugh Hodgson School of Music, which gives over 150 free concerts a year. Athens was also ranked 5th in 2009's Kiplinger Magazine's "Best Cities" list. East Athens and Cedar Creek are just two of the great neighborhoods in the area.
Right near the Atlantic coast is the city of Savannah, Georgia. The average cost of living is a whopping 15.4% lower than the national average. Savannah is known for its Southern hospitality, as well as its absolutely gorgeous historic squares, wonderful old homes and beautiful parks. The weather is predominantly nice and very mild. Many residents love the small-town feel as well as the edgy quirkiness of the Savannah College of Art and Design. They also seem to love the lazy rivers, winding dirt roads and some even say that "the sweet tea can't.
Changing residences can be challenging, especially in today's market. The absolute best way to go is to buy a foreclosure. Georgia's foreclosure market is booming and you can save an average of 35% off of retail prices.
